I reached
for my supra keycard to insert into a lock box and discovered the keycard was fifteen
miles away in the lock box at the last showing. Never again. My keycard pouch velcroed
easily to the front of my purse. I glued a narrow strip of Velcro to the front of the key
card then folded a ring between the receiving Velcro side then attached a retractable cord
to the receiving ring and to a metal keeper on my purse. Once I am finished with the
keycard I can drop it and it dangles from the cord and instantly frees up my hands for
those locks that requires both hands. Mary Ryan, Ryan Properties, Renton, WA. I always keep graphite in my trunk. Other agents
may give up on a stubborn lock, but this graphite has never once failed me. The spray can
is less messy than the squeeze tube. Sheila Haitchi ERA Bartek & Assoc. Bedford,
TX.
I always carry two supra keycards and a
spare battery. My two cards are updated exactly two weeks apart. I will never find myself
unable to enter a home. Shaun Tracy, Apple Realty Boise, Idaho.
When showing houses, I always wear
clothes with pockets. As I enter the house, I place all keys in my pockets so as not to
get locked out of a house if we go outside to check the grounds and exterior of the house.

When showing muddy new construction use
the plastic take out bags to slipover your shoes and your prospects shoes. Secure with the
handles by tying together. When through, slip off prior to getting into your car and
dispose of at the job site. Sure saves your car and no one has to take off their shoes. Pam

I keep a
legal size file box in my trunk at all times. In the file box I have several copies of
each form that will be needed to do a listing or sale. This saves time and I always have a
form to complete all transactions. Jack Freeman, Coldwell Banker Towne Center,

My first
and only Broker gave me a tip that I have used for over 27 years!. He said, always be
prepared to buy a good deal when you see one. He told me always keep a "blank"
check in your pocket. If a good deal arises, or a bargain is at hand, youll. be
ready. I have personally bought over 100 pieces of real estate by being in the right place
at the right time with a check in hand. R Dennis McClelland, CAE, Executive

A digital camera is a
tremendous tool that helps you capture market share. Use one when inspecting the home,
then go to your real estate database and prepare a flyer for that evening's marketing
presentation. Use the photo you took on the cover of your marketing presentation. Use one
to take photos of the home for use in PhotoShare, a wonderful real estate software that
allows you to easily build a multimedia slide presentation showcasing the home. Again,
show your presentation during your marketing presentation. These, and many, many other
uses, are allowing top sales associates nationwide to capture more and more of their
market. Allen F. Hainge, CRS, Allen F. Hainge Seminars Springfield, VA. http://www.leading.com/hainge Place something useful on the reverse side of your
business card....keeps people from discarding your card after they have used it for a
personal note pad. R Dennis McClelland, CAE, Executive Vice-President Realtors
